中國客自由行後,房地產業者看好商機,還以
"賞屋團"為號召,現在房仲市場傳出,中國解放軍轉投資的公司,在台北大直百貨公司附近,以現金買下
200的建地,如果規劃酒店式公寓出租,預計有3%左右的投資報酬率。......↓


鄰近百貨公司,捷運站,佔地近200的建地, 去年中國解放軍轉投資的公司,以第三者名義,向地主以每坪230萬的價格買下,總價4.6億,而且都以現金交易。

不少中國人因為自由行專程來賞屋,但成交的案子不多,從
91年到現在,中國人來台購買房地產,其中以台中12件最多,高雄有9件, 新北市和桃園各5 件,北市只有4件, 就是因為限制多。

“有所謂三四五條款,持有至少要三年以上才可以做移轉才可以買賣,第二個所謂的四就是一年待在台灣時間不能超過四個月,滿四個月就得離開台灣,所謂的五就是說購買的時候至少貸款上限就是五成”

台灣房地產業者,看好中國自由行帶來的龐大商機,只是這
"三四五條款" 會不會影響中國客購屋意願,還有待市場考驗。

Taiwan real estate industry (2011/06/29)The real estate industry hopes that independent Chinese tourists dive into Taiwan’s housing market. Over the years there have been some high-profile purchases by Chinese buyers, but strict rules have kept transactions to a minimum.

Last year a company that the Chinese People’s Liberation Army held a stake in bought a 200-ping plot of land situated near a Taipei Metro stop and a department store. The company used a different name and paid NT$2.3 million per ping, with the total cost coming to NT$460 million. It paid in cash.

Opening up to independent Chinese tourists has resulted in more people coming to
Taiwan to look at property. Over the years, however, there have not been many purchases by Chinese. From 2002 to present, there have been 12 instances of Chinese buying property in Taichung, nine in Kaohsiung, five in NewTaipeiCity and four in Taipei. Many people are turned off by the large number of restrictions.

RealtorThere’s the “345 clause.” You need to hold onto the property for three years or more before you can sell it, you can’t stay in Taiwan for more than four months per year and the loan can’t be more than 50 percent of the purchase price.

Taiwan
developers and real estate agent s are excited about the opening up to independent Chinese tourists, but with policies like the 345 clause, it might end up having little effect on the market.
